When to call. The best time to get in touch with our rental desk is Monday – Saturday from 10:00am – 4:00 pm. We are closed on Wednesdays, or you can email us at LCP@Mainelakes.com
Rentals are weekly, monthly, or by the season. Unless indicated rates shown on this website are for 1 week periods. Rentals run from Saturday to Saturday unless otherwise noted.

Check in time. Check in time is 3 pm at our office. Check out time is 10am. No keys will be given before 3 pm.  Prices are subject to change without notice.

Accommodations
All of our properties are privately owned and reflect the tastes of each owner. All cottages are furnished for housekeeping with the exception of linens (sheets and towels), unless otherwise indicated in the property description. All Cottages have either a shower and/or a tub – and all have hot water. The property information sheet is intended to provide you with an accurate description of the property and its contents. However, we cannot be liable for changes in equipment and furnishings. We hope every day of your vacation is warm and sunny but, of course, we make no guarantees with regards to weather – we wish we could! Also lake water levels vary from year to year, consequently we cannot always guarantee the beach size and/or dock placement in the vent of extremely high water. In addition, if you do not personally inspect the premises prior to signing the tenant rental contract, you agree to accept the property as is upon arrival. You will not be entitled to any refund of rental money and will have no claim or recourse against the rental agent.

Damage/Cleaning/Security Deposit
Many of our owners require a security deposit of between $100-$500 which is due with the initial deposit payment. The security deposit will be returned within 30 days of your departure provided there is no damage, additional cleaning, or telephone charges.

Cottages That Are For Sale As Well As For Rent
If you rent a For Sale property, you agree that the property may be shown to prospective buyers during your rental period. If the cottage is sold before you arrive for your vacation, we will notify you right away. Often time's new owners will honor prior rental periods. If not, you can either make another selections or we will refund in full any payments you have made. If an owner decides to place a property on the market after you have reserved a rental period, you may choose another cottage if you wish, otherwise you agree to allow the property to be shown.

Occupancy and Additional Rental Terms
Maximum occupancy is stated on the property information page. Owners do reserve the right to set limits on the allowance of smoking and pets. These restrictions are shown on the property information page. Over occupancy, as well as smoking and allowing pets where restrictions apply, are all considered violations of your rental agreement. In such an event, you will be required to vacate the property immediately without refund and with the loss of your security deposit.

Cleaning
Each property is cleaned before your arrival. If upon your arrival, you find it dirty, please let us know immediately so we can remedy the problem. You are responsible for cleaning during your stay and for leaving the property in a similar condition at check out. Any excessive cleaning will result in a security deposit deduction. You will pay a non-refundable cleaning fee, which is non-refundable.

Payments Personal
checks, bank checks, and money orders. A rental Agreement will be sent which must be signed and returned along with the deposit payment (50% of total rental + security deposit), within 10 days. The remaining balance is due 30 days prior to your arrival. Reservations made within 30 days of arrival require payment in full by cash, certified check or money order. The State of Maine charges a lodging tax of 7%, which will be added to your final payment. A $25 fee will be charged for returned checks.

Cancellation Policy
In the event of a cancellation within 90 days prior to arrival, the tenant forfeits the renal fee plus a $50 booking fee. If tenant cancels after receipt of deposit, prior to 90 days to arrival all moneys will be returned minus the $50 processing fee.
